I. Introduction

Timberland Investment Resources, LLC (“TIR”) is a timberland investment management company based in Atlanta, Georgia. The company specializes in managing timberland and related assets for institutional investors such as private and public pension plans, endowments and foundations, Taft Hartley plans, sovereign wealth plans, and family offices.

II. History

TIR was founded in 2003 by Mark Seaman, former Executive Managing Director of Wachovia Timberland Investments. Wachovia’s legacy bank, The First National Bank of Atlanta, pioneered the concept of institutional timberland investments in 1981. Mark joined Wachovia in 1984 and led the organization for 20 years before forming TIR.

II. Operations

TIR acquires and manages timberland and value-added wood products manufacturing assets in the United States. These assets are located in various timberland growing regions across the U.S. and include both hardwood and softwood species. TIR is known for its value-oriented approach to investing.

III. Sustainability and Environmental Practices

TIR believes good stewardship is linked to sustainable forest management. To us, sustainable forest management means, among other things:

  • Respecting and maintaining biodiversity and site productivity
  • Protecting each forest’s air, water, soil and wildlife attributes
  • Regenerating lands after timber harvests

TIR operates in accordance with these principles by employing scientifically based practices that are responsive to society’s needs. In addition, our forest management plans fully comply with all state “Best Management Practices” (BMPs) to ensure the protection of soil and water quality. We also utilize land management strategies that have been proven to prevent erosion and runoff, preserve biologically sensitive areas, and protect and enhance wildlife habitat. Beyond our approach to practicing forestry, we also participate in land conservation initiatives that reflect society’s interest in the environmental, cultural, historical, aesthetic and broadly encompassing economic values of private forests. This often entails working closely with governmental agencies and private conservation groups.

Sustainability Report 2023 Creating Value from Sustainable Forestry highlights the significant progress TIR has made following a structured process of identifying and assessing material sustainability factors of its investments and operating activities.

Wildlife As a member of the National Alliance of Forest Owners (NAFO)1, TIR has partnered with the U.S. Fish and Wildlife Service, state wildlife agencies, universities, and other groups to advance wildlife conservation through the Wildlife Conservation Initiative2. In 2023, the Biden Administration recognized the WCI as a key partnership for conserving at-risk species as part of their Conservation in Action initiatives3. [1] Winged Biodiversity TIR has had a long-term focus on maintaining and enhancing the habitat of various birds, bats, and pollinators, which is aligned with our forest stewardship commitment and sustainability priorities.

By addressing the needs of various birds, bats, and pollinators we can better gauge the health of ecosystems and promote forest management practices that ensure their sustainability. Sustainable forest management not only benefits flying creatures, it also yields broader environmental advantages such as improved water quality and enhanced carbon sequestration.

Our Winged Biodiversity Program builds off “Working Forests for Birding,” TIR’s earlier collaboration with Birds Georgia (formerly Georgia Audubon) and the Georgia Forestry Foundation. These “winged” species and pollinators often highlight a heightened conservation priority and their ability to flourish is indicative of healthier forests and wildlife habitat.

Wildfire As a member of the National Alliance of Forest Owners, TIR partners with the United States Forest Service to improve initial attack and fuel break coordination. In March 2023, NAFO and the United States Forest Service announced a memorandum of understanding to enhance cooperation between private forest owners and public land managers during wildfire incidents.4 Another agreement, announced in February 2024, focuses on combating the wildfire crisis through enhanced fuel break coordination, aiming to protect natural resources, communities, and infrastructure.5

IV. Products

Timber from TIR’s managed lands is used to produce a variety of timber products, such as lumber, plywood, paper, and other wood products.

V. Community and Social Responsibility

TIR participates in initiatives related to community development, job creation, and philanthropy. The company's efforts include Mission Forest Products (“MFP”), a $160 million sawmill that is located in Corinth Mississippi. This greenfield facility employs over 130 people.6 [2]
